DUBAI – Sheikh Nahyan bin Mubarak Al Nahyan, Minister of Tolerance and Coexistence, has unveiled “Greenz by Danube”, the latest flagship development by Danube Properties, during a major launch event at Coca-Cola Arena in Dubai attended by more than 7,000 investors, business leaders, industry executives, guests and media representatives.

The unveiling marked a significant milestone for Danube Properties as the company introduced its first large-scale integrated master villa community and Dubai’s first fully furnished master villa project. The launch was led by Rizwan Sajan, Founder and Chairman of Danube Group, alongside senior company officials and stakeholders from across the real estate and construction sectors.

Speaking during the event, Sheikh Nahyan bin Mubarak said the launch of “Greenz by Danube Properties” reflects the continued success achieved by Danube Group in the UAE through decades of contribution to the country’s economic and urban development. He highlighted the company’s longstanding role in the building materials industry before its expansion into real estate development and integrated community projects.

Sheikh Nahyan said Danube Group has grown alongside Dubai itself, noting that companies achieving lasting success in the emirate understand that meaningful development is built on trust, reliability and a strong understanding of the needs of residents, investors and families.

He said the UAE has established itself as a global destination where people from around the world come to invest, work, live and build prosperous futures. He credited this reputation to the leadership and vision of President His Highness Sheikh Mohammed bin Zayed Al Nahyan, whose approach continues to prioritise innovation, enterprise and human potential.

The minister also said the national vision is strongly supported by His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President, Prime Minister and Ruler of Dubai, adding that the UAE continues to place people at the centre of national development strategies.

According to Sheikh Nahyan, cities are ultimately judged by the quality of life they provide, while communities are measured by the values they nurture, including wellbeing, security, tolerance, neighbourly spirit and family cohesion.

He described the launch of “Greenz” as a celebration of a modern lifestyle shaped by greenery, wellness, comfort and community living. He added that real estate development, at its best, creates environments that strengthen social connections and support families while reinforcing the UAE’s reputation as a country of opportunity and stability.

Sheikh Nahyan also said the project reflects strong confidence in Dubai’s future and demonstrates the emirate’s continued ability to attract businesses, investors and residents seeking high-quality living standards. He extended congratulations to Rizwan Sajan, the leadership team and employees of Danube Properties, while also acknowledging the role played by consultants, contractors, designers and development partners involved in delivering the project.

Project details

Rizwan Sajan said Greenz by Danube has been designed around five key investment strengths, including its strategic location, fully furnished homes featuring Dolce Vita Italian branded interiors, more than 50 amenities and services, connectivity to major destinations across Dubai and the company’s flexible 1% monthly payment plan.

Located next to Dubai International Academic City and behind Dubai Silicon Oasis, the project is positioned within one of Dubai’s rapidly growing residential corridors. The surrounding area is already home to more than 100,000 residents, professionals and entrepreneurs.

The location is also expected to gain additional momentum from the upcoming District IO technology hub, which aligns with the vision of Sheikh Mohammed bin Rashid Al Maktoum. The hub is projected to generate more than 70,000 jobs, significantly increasing the area’s attractiveness for investors and future residents.

Greenz by Danube will feature a mix of 3- and 4-bedroom townhouses as well as 5-bedroom semi-detached and twin villas. The homes are being developed with modern architectural façades and luxury specifications, including Dolce Vita interiors, private lifts, sky gardens and closed kitchens.

Danube Properties confirmed that handover of the development is scheduled for December 2029.

Amnesties

The development will offer more than 50 amenities and lifestyle services spread across five themed leisure zones. Planned facilities include sports courts, wellness spaces, landscaped green areas, beach-inspired attractions, family activity zones and entertainment features such as a dancing fountain.

A 3.75-kilometre jogging track will also form part of the community’s outdoor infrastructure, alongside dedicated green spaces aimed at promoting active and wellness-focused living.

Residents will additionally benefit from buggy transport services operating within the development as well as a dedicated shuttle service connecting the community to the metro station.
